Inside, you’ll find a cozy living area with a sofa and additional seating, a full kitchen equipped for home-cooked meals, and two thoughtfully appointed bedrooms—one with a plush king bed and the other with a cozy queen. The bathroom features a tub/shower combo, ideal for relaxing after a day of exploring.
Step outside to enjoy a communal wrap-around porch overlooking Main Street, complete with seating for sipping morning coffee or people-watching in the heart of town. Downstairs, a shared courtyard with a peaceful fountain adds a touch of tranquility to your stay. From this unbeatable location, you’re just steps away from Fredericksburg’s best restaurants, boutiques, wine tasting rooms, galleries, and more—no car needed! Whether you're here for a romantic getaway or a Hill Country adventure, this Main Street suite offers the perfect home base.

This suite is located on the second floor and requires a flight of stairs to access; therefore, it may not be suitable for guests with mobility limitations.

Great news for pet lovers! This property is pet-friendly, so you can bring your furry friends along for the adventure. We want everyone to enjoy their stay, including your four-legged family members. To ensure a paw-sitive experience please be aware of the following:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.
-Pet fee(s) of $95.00 plus tax will apply in addition to the nightly rate.
-Please check the weight limit and max number allowed for this unit.
-Please keep your pups leashed outside and clean up after them.
-A separate pet waiver must be signed.
-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.

This was a perfect spot. Got to see all the lights on main street during the holidays while sitting on the balcony and it was a short walk to all the stores. Place itself was clean and comfortable

We loved this place. Great location near the shops and great restaurants. My wife enjoyed all the paintings on walls and people watching from the huge balcony. Wish we could have stayed longer.

Hidden gem within walking distance to everything downtown. We loved sitting on the balcony at night. Check in was easy and the place is perfect!

When going to Fredericksburg we always stay at this location and never look any where else! The location is so convenient for mingling on Main st not having worry about driving. Clean and cozy everytime! Great for people watching on balcony too!

We loved the apartment and location! Very clean and comfortable down to the beautiful bedding. We will be staying here again on our return trip to Fredericksburg. We were in walking distance to tons of shopping and restaurants. The apartment was exactly like the pictures, easy to find with very clear and easy instructions to get into the apartment. It was so nice to sit and have coffee in the morning on the balcony and a glass of wine in the evening. The host even provided shampoo, conditioner and body wash. The kitchen has everything you need if you plan on cooking.

We typically don’t stay right on main street when we visit Fredericksburg but we decided to this time and this place was perfect Didn’t have to drive anywhere except to the wineries which there were several like 4-5 miles away The porch on this place was AMAZING- we spent most of our time out on it It’s an older building but we loved it - it gave it charm. Had everything you need!!

We stayed in a balcony suite with Cozi Hill Vacations and absolutely loved it! The suite was beautiful, clean, and thoughtfully set up. It had everything we needed and more. The privacy was a huge bonus—it felt like our own little retreat. Being within walking distance of downtown made everything super convenient, but we still felt tucked away in a peaceful spot. Highly recommend and would definitely stay again!
